Date of month billing: Optional 1st month prepayment
Overview
The "move-ins: include first full month rent after" setting allows operators to control whether the next full month’s rent is included in a tenant’s initial move-in invoice.
- Before the selected date: The invoice only includes pro-rated rent (from the move-in date to the end of the month).
- On or after the selected date: The invoice includes both pro-rated rent and the next full month’s rent upfront.
This setting applies only to Date-of-month mode, where all tenants are invoiced on a set date each month.
How it works
Example scenarios
If the cut-off date is set to 25th:
- Move-in on the 24th → The invoice includes only pro-rated rent (e.g., rent for 24th–31st).
- Move-in on the 25th → The invoice includes both pro-rated rent (25th–31st) and the full next month’s rent.
How to configure the setting
- Open Main settings.
- Click on the invoicing section.
- Find the Invoice generation section.
- Find "move-ins: include first full month rent after" field.
- Select a date (between 2 and 28).
- If left blank or set to 1st, the system always charges the next full month’s rent upfront.
- Click save.
Key considerations
- The invoice date for move-ins now reflects the actual move-in date, rather than defaulting to the next 1st of the month.
- This setting only affects the first month’s rent collection. You can still manually add additional prepayments if needed.
- The cut-off date must be before the invoice creation date to prevent missing invoices for the next month.
Common use cases
- End-of-month move-ins: You may want to collect the next full month’s rent upfront for move-ins happening after the 20th or 25th.
- Early-month move-ins: You may prefer charging only pro-rated rent for move-ins occurring in the first half of the month.
